Ejar is the unified electronic network for rental services under the Ministry of Housing, aiming to organize the rental relationship between landlord and tenant and preserve both parties' rights.

📄 Contract Services

1️⃣ Authenticate New Rental Contract

Service to authenticate rental contract electronically between landlord and tenant.

Authentication Steps (Landlord):
  1. Login to Ejar platform via National Access
  2. Select "Add New Rental Contract"
  3. Specify property type:
    • Residential (apartment, villa, floor)
    • Commercial (shop, office, warehouse)
  4. Enter property details:
    • Property address
    • Deed number
    • Area
    • Number of rooms (for residential)
    • Facilities and services
  5. Set contract details:
    • Annual rent value
    • Contract duration (one year, two years, etc.)
    • Start date
    • Payment method (monthly, quarterly, annual)
    • Security deposit value
  6. Enter tenant information:
    • ID or Iqama number
    • Mobile number
    • Email address
  7. Set special conditions:
    • Maintenance (who bears)
    • Permitted use
    • Eviction terms
    • Renewal conditions
  8. Upload property photos (optional but preferred)
  9. Review contract terms
  10. Electronic signature from landlord
  11. Send contract to tenant for approval
Approval Steps (Tenant):
  1. Receive notification via mobile or email
  2. Login to Ejar platform
  3. Review contract details
  4. Verify all terms
  5. Approve, reject, or request modification
  6. Electronic signature (upon approval)
  7. Pay authentication fees (usually borne by tenant)
Fees:
  • Authentication fees: Based on annual rent value
    • Less than 50,000 SAR: No fees
    • 50,000 - 150,000 SAR: 100 SAR
    • More than 150,000 SAR: 200 SAR
  • VAT: 15% of authentication fees
Authentication Duration:

Authenticated immediately after both parties approve and fees are paid

Note: Authenticated contract in Ejar has legal proof force and is considered official document.

2️⃣ Renew Rental Contract

Service to renew expired or expiring rental contract.

Renewal Steps:
  1. Login to Ejar
  2. Go to "My Contracts"
  3. Select contract to renew
  4. Click "Renew Contract"
  5. Review and update terms:
    • New rent value
    • Renewal duration
    • Modify conditions (if needed)
  6. Send renewal request to other party
  7. Both parties approval
  8. Pay renewal fees
  9. Receive renewed contract
Important Notes:
  • Can renew 60 days before contract expiry
  • Both parties must agree on renewal terms
  • Rent value can be modified upon renewal
  • Renewal fees similar to new contract fees

3️⃣ Terminate Rental Contract

Service to terminate rental contract before or at end of term.

Termination Cases:
  • Mutual Termination: Both parties agree to early termination
  • End of Term: Contract ends naturally
  • Property Eviction: Tenant vacates property
Termination Steps:
  1. Login to Ejar
  2. Select "My Contracts"
  3. Choose contract to terminate
  4. Click "Request Contract Termination"
  5. Specify termination reason
  6. Set eviction date
  7. Other party approval (for early termination)
  8. Document termination
Rights and Obligations:
  • Security Deposit: Tenant recovers deposit after returning property in good condition
  • Rent: Calculated until actual eviction date
  • Early Eviction: May require compensation per contract terms

Service to inquire about authenticated contract details in Ejar.

File Rental Complaint

Service to file complaint against other party in case of dispute.

Complaint Types:
  • Tenant Complaints:
    • Property not maintained
    • Illegal increase demand
    • Abusive eviction request
    • Security deposit not returned
  • Landlord Complaints:
    • Rent not paid
    • Property damage
    • Property used for unintended purpose
    • Eviction refusal
Complaint Filing Steps:
  1. Login to Ejar platform
  2. Select "File Complaint"
  3. Specify contract related to complaint
  4. Choose complaint type
  5. Write complaint details
  6. Upload supporting documents:
    • Photos
    • Documents
    • Correspondence
  7. Submit complaint
  8. Receive reference number
  9. Track complaint status
Complaint Processing Stages:
  1. Received: Under review
  2. Under Study: Being studied
  3. Contacting Parties: Reaching out for resolution
  4. Resolved: Dispute resolved
  5. Referred to Court: If no resolution reached
Processing Time:
  • Initial review: 3-5 days
  • Mediation attempt: 7-14 days
  • Final decision: Up to 30 days
